We currently own ~8,700 acres of land in Western Canada, of which 8,300 acres are in nine large master planned communities at various stages of approval.

Zibi

Zibi is a 34-acre community located in Ottawa, Ontario and Gatineau, Quebec overlooking the Ottawa River. This community is expected to welcome approximately 5,000 residents and 6,000 workers upon completion. The project is a multi-phase development that includes over 4 million sf of density consisting of approximately 1,900 residential units (including purpose-built rental units) over 2 million sf of commercial space and 8 acres of riverfront parks and plazas. In partnership with Hydro Ottawa, we developed the the Zibi Community Utility District Energy System, the region’s first post-industrial waste heat recovery system, which has been developed to provide zero carbon energy heating and cooling for all tenants, residents and visitors in accordance with the One Planet Living sustainability framework.

Alpine Park

Alpine Park is a 646 acre next-generation greenfield development located along the recently completed Southwest Ring Road in Calgary between downtown and the mountains. After over two decades of anticipation, Alpine Park broke ground in 2020. The master-planned community is expected to take 15 years to reach full build out, and will be home to about 10,000 residents in a variety of home styles. Alpine Park will include multi-family residences and apartments, urban plaza spaces and parkland as well as a Village Centre which will include a grocery anchor and other curated retailers. Residential occupancies commenced for Alpine Park phase 1 in 2023 and phase 2 in 2024 while construction continues on Alpine Park phase 3. We expect to commence construction on the first purpose-built rentals at Alpine Park in 2025.

Canary Landing

Canary Landing (comprised of Maple House, Cherry House, Birch House and Oak House) is a purpose-built, multi-family rental apartment community in Toronto’s downtown east, adjacent to the Canary and Distillery Districts. Canary Landing is one of the largest affordable and mixed-income housing projects in Canada. Upon completion, the development is expected to feature over 2,000 rental units, of which 30% will be deemed affordable, as well as ancillary retail and office components. Maple House, the first building to be completed in Canary Landing, began welcoming its first tenants in 2023 and is comprised of 770 rental units of which 231 are affordable. In Q4 2024, tenant and condominium occupancies began at Birch House (238 purpose-built rental units). Construction on Cherry House is progressing well and will comprise of an additional 855 rental units with initial occupancies planned for 2025.

Brighton (Holmwood)

Brighton is the first of nine neighbourhoods to be built in the large master-planned community of Holmwood in Saskatoon. Brighton is an 867-acre community (501 acres at Dream’s share) that is transforming the east end of Saskatoon. Construction began in 2015 and is expected to be substantially completed in 2026. Upon completion, Brighton will comprise ~3,500 units  and ~250,000 square feet of retail/commercial space. Brighton also includes Brighton Village Centre and Brighton Marketplace, which hold the majority of Brighton’s retail space as well as Brighton Village Rentals.

Holmwood is anticipated to be home to nearly 15,000 people by 2030, combining over 6,400 mixed-use homes with 82 acres of parkland and an intricate network of ponds, wetlands and sports facilities.

Mississauga, Canada

Brightwater

Brightwater is a 72 acre waterfront development in Mississauga’s Port Credit area, located on remediated Imperial Oil refinery lands. Upon completion Brightwater is will be a vibrant and diverse community, which will include an elementary school, YMCA and 18 acres of parks and outdoor space. The development won the Building Industry and Land Development Association Pinnacle Award in 2020 for Best New Community. Occupancy at Brightwater Towns commenced in Q4, 2024. Construction on the retail and commercial component of Brightwater Phase I is complete and 65% of the space is leased.
