For almost thirty years, we have focused on generating attractive financial returns for our investors while prioritizing the well-being of all stakeholders. Our approach is rooted in the core principles established by our founder: “Treat others as you would want to be treated,” and “Leave everything better than you found it.”

We recognize that the ESG (Environmental, Social, and Governance) framework provides a valuable structure for reporting on sustainability practices and risk management. However, we also believe it is essential to measure the tangible impact of our actions. For us, sustainability and impact are closely intertwined, offering a fuller picture of a company’s commitment to positive change. Net Zero by 2035 Action Plan

Impact investing forms an integral part of who we are, how we invest and how we have done business for almost 30 years. We focus our impact actions on three verticals, which align with our focus on building better communities.

Environmental Sustainability and Resilience

Develop communities that optimize energy use, limit greenhouse gas emissions, and reduce water use and waste usage, while also creating resilience against natural disasters and major climatic events.

Attainable and Affordable Housing

Invest in and develop mixed-income communities that are transit-oriented, located close to employment opportunities, and support an overall lower relative cost of living with high quality of life.

Inclusive Communities

Intentionally design and build communities that are inclusive for everyone. This includes creating spaces that encourage mental and physical well-being, foster social connections, and support economic growth.

Dream’s impact effort incorporates guidelines from the world’s leading impact and sustainability frameworks. Our approach is guided by Intentionality, Measurement and Verification.

Sustainability is ingrained in how we run our business. Our approach mitigates our investment risk and provides additional opportunities to create value.

Environmental

We have had a long-standing focus on energy and water efficiency and GHG emissions reduction as a key component of building better communities. As asset managers, we continuously identify and implement initiatives to improve the energy and emission intensity of our portfolio. This includes undertaking high-quality development projects, implementing energy and emission management programs, where we have operational control, and exploring renewable energy initiatives for the benefit of our tenants and residents.

We strive to continuously reduce the negative environmental impact of our operations and developments as well as positively contribute to the low carbon economy.

Zibi adheres to all 10 principles of the world-class One Planet Living framework developed by Bioregional and the World Wildlife Fund – from targeting zero carbon energy to encouraging social equity. Zibi is one of the only Canadian communities endorsed by Bioregional as a Global Leader in accordance with the One Planet Living Framework.

Maple House

Located on the south side of Mill St, at the corner of Cherry St. sits the three-tower development of Maple House in Canary Landing. It is comprised of 770 units, including 231 affordable units with finishes that remain indistinguishable from the market suites. The affordable units will be offered at a 53% discount to market rent, offering an estimated $4.6 million in annual rent savings. Occupancy began in September of 2023.

Indigenous Hub

As the first purpose-built Indigenous Hub in Canada this five-building development aims to articulate Indigenous values and principles through its design. The plan includes a new four-storey health centre dedicated to both Indigenous and Western approaches to health and healing; a four-storey education, employment and training centre with a municipally-operated child care facility; a 13-storey condominium; and an 11-storey rental building.

786 Southwood Way is a newly constructed purpose-built rental located in Woodstock Ontario. The 24-unit property is 100% affordable, net zero carbon, 25% accessible and has attractive, long term low interest rate government financing that is tied to its impact characteristics.
